Edged has an exciting opportunity for an Investment Associate. In this position you will work directly with the investment team and be responsible for providing such things as analytical support for financial modeling, due diligence, tracking of new business trends, reporting, and more.

• Provide detailed analytical support to our investment team, including the creation of financial models to underwrite new acquisitions and existing investments.
• Perform property level due diligence and market studies.
• Develop actionable insights and quality deliverables in support of strategic priorities.
• Collaborate with lenders throughout lending process ensuring smooth, timely transactions.
• Review and report on actual project status compared to plan, including construction timing/expenditures and lease up pace/rates.
• Portfolio reporting, ranging from tracking new business and pricing trends to lease up rates.
• Cash management, property level cashflow and platform level.
• Prepare capital call requests and maintain updated tracker.
• Participate in the annual budget and forecasting process.
• Prepare investment materials and present material to the board and stakeholders.
• In-depth knowledge of fund waterfall mechanics and LP/GP structures.

• 4+ years of experience in commercial real estate.
• Prior experience in real estate platforms.

• Strong knowledge of valuation and financial analysis, including experience in assessing valuations of portfolios.
• Excellent interpersonal and communication skills.
• Expertise in fund waterfall mechanics, LP/GP structures, and promotes.
• Deal underwriting experience, with a focus on acquisitions and portfolio management.
• Demonstrated ability to work with lenders and navigate the lending process.
• Proven track record of preparing and presenting material to boards and stakeholders.
• Undergraduate degree in business, finance, or economics.
• Proficient in Excel and PowerPoint
